About
Being told no should come with an explanation
We built Unmortgageable Property Finance for the moment after a refusal, when you are left with a decision and no idea why.
Being told you are unmortgageable is a strange kind of dead end. A lender says no, often through an automated system, and you are left without a reason you can act on. Was it your credit, your income, or the property itself? Without knowing, it is hard to do anything but assume the worst.
This site exists to fill that gap. We take the situations that most often lead to a refusal, from adverse credit and self-employed income to non-standard construction and short leases, and we explain them in words that make sense. Once you understand which part is the real issue, the path forward is usually clearer than it felt.
What we do
We publish free guides, a plain-English glossary, and a short situation check that points you to the guidance that fits you. Where it helps, we explain the kinds of specialist lenders that consider difficult cases, and how a good broker works. When you are ready to act, the right next step is usually a specialist, FCA-authorised mortgage broker who can look at your exact circumstances.
What we are not
We are not a mortgage lender and we are not a mortgage broker. We are not authorised or regulated by the Financial Conduct Authority, and nothing on this site is financial advice or a personal recommendation. We are an educational service, and any broker or lender we mention should be checked on the Financial Conduct Authority Register before you deal with them.
